Carson Management works with a variety of properties in the Phoenix metropolitan area. As a boutique Phoenix-based company, we limit the number of properties we work with to ensure that each property receives the highest level of customer service. Due to this limit, we carefully evaluate each qualified property to ensure it meets our hospitality standards for quality, ensuring an exceptional experience for our guests.
We provide a straightforward, transparent, commission-based pricing model, billed on the nightly revenue. This means we only earn when our property owners do.
Our management fee is 25%.

Our full-service management includes stocking supplies and consumables for your property, such as toilet paper, paper towels, dish soap, laundry soap, shampoo/conditioner/body wash.
At Carson Management, we are committed to providing our guests with nothing but a five-star experience from the moment they book a property to their arrival and throughout their stay. To ensure that our guests enjoy a cohesive experience across our portfolio of properties, we require that all properties feature the same high-quality amenities. These amenities include custom embroidery robes, professional photography, and brand creation and property branding. The onboarding fee helps cover the costs associated with ensuring that each property meets these standards, providing a consistent and exceptional experience for our guests.
The onboarding fee includes brand creation and logo design, listing creation, property branding, an electronic house manual, professional photography of the property, an initial deep clean, Schlage Home Lock (or comparable)*, integration with various booking channels, Wynd Sentry (or comparable), custom embroidery robes (1x per guest), bedroom linens (x2 per bedroom), bathroom linens (x2 per guest), and pool linens (x2 per guest)*.

Properties are listed on Airbnb and VRBO/HomeAway, where we are highly rated premier superhosts. Additionally, properties are listed on Booking.com, TripAdvisor, Hopper, Expedia, Nofie, Houfy, and others capturing 99% of the short-term rental traffic.
We also offer a direct booking site allowing guests to avoid high fees and encourage return visits by offering direct discounted rates.
Yes, you can! Please schedule personal stays in advance through the Owners Portal. After your stay, cleaning of the property will be coordinated and billed accordingly to the Property Owner.
Yes, you can track your property's performance and bookings through the Owners Portal. The portal provides detailed insights into reservations, earnings, and guest reviews.
We use various dynamic pricing tools and research comparable listings in the area to set competitive rates. Our property prices are updated daily based on factors like local events and seasonal demand.
